Requirements to stay.

(*) People over 35 can stay when they are part of a group that occupies all the rooms on the floor, or when the apartment has only one bedroom.
How do you reserve a room?
You can only book after viewing the room.
Bail
The amount of the deposit is equivalent to one month's rent of the contracted room.
The deposit can be paid in cash or by bank transfer, always before the delivery of the keys to the apartment.
The sign-deposit has a double function: to reserve the rent in advance (sign), and to guarantee that the apartment will be left in the same state in which it was delivered (bail). For this reason, the student is not allowed to pay the last monthly payment with the deposit.
When is bail recovered?
The deposit will be returned to the student at the end of their stay and as soon as possible. If for exceptional reasons, it is delayed more than a month in the return of the deposit, the amount plus interest will be paid for the time exceeding one month.
What are the conditions to recover the deposit?
1. Leave the apartment and the room in the state in which it was received
2. Return the keys to the accommodation.
3. Leave the room clean, tidy, without garbage of any kind. The empty and clean cupboards. The empty wastebasket. The bedding on top of the mattress.
4. Be aware of payments, rent and consumption.
5. Sign the contract financing document.
Is the bond lost if the floor is abandoned before finalize the contract?
If the student decides to leave the apartment before his contract expires, he will lose the amount of the deposit, as stipulated in the contract.
If the student who is going to break the contract, before leaving, gets another student to replace him during the same period, he can recover the deposit.
Is the bond lost if the mattress is damaged?
It is very important, before using the bed, to check that the mattress has protector, like the one shown in this image. It will be a reason for holding the deposit if the mattress is spoiled by not putting the cover.
Is it necessary to return the keys to recover the deposit?
To recover the deposit you must return the keys before leaving.
If the student loses the keys during the accommodation, he will have to pay the change of locks of the house and of his room.
For security reasons, the floor address must not be written next to the keys.

How much do you have to pay for managing the contract?
Nothing is free.
When do the obligations of the contract arise?
From the moment that the willingness to reserve a flat is shown on the Internet and the deposit is paid, the contract is understood to have been perfected.
The signing of the contract paper is just one more proof of the existence of the contract. From that moment the corresponding room was reserved for him, and he stopped offering it to the other students.
Nature of the contract
The lease contract is seasonal, so the student recognizes that this is not his usual residence, but only his seasonal housing, linked to the school period or the practices he performs in a company.
The student does not have the right to extend the contract, as it could have in the case of permanent housing.
Termination of the contract
The contract ends naturally at the end of the contracted period.
If the student fails to fulfill the obligations of the contract, he must leave the apartment, and he will lose the deposit.
Rights and obligations of the contract
It is very important to read carefully the rights and obligations of the Rental Contract, it is a common model for all students.
Among the obligations, include:
a) The expenses of electricity, gas and water are borne by the tenants, who will pay monthly to the owner.
b) Visits from friends or relatives will be received on the floor with the consent of the other residents.
The guests cannot stay overnight, and at most they cannot stay for more than three nights.
c) You cannot smoke inside the house (neither in the room nor in the common areas)
d) Tenants will respect the rules of the neighborhood community as one more, and will take special care with noise. In no case are parties allowed on the floor.
e) The floor schedule is the one fixed by common agreement of the tenants. The schedule will be respected as the norm of the contract, especially the time of study and of the night. I also know consider the rules of the contract the criteria of reasonable coexistence that the tenants decide by majority, such as the distribution of household chores: lower the garbage, clean the kitchen, pick up the mail, etc.
f) The owner of the dwelling does not respond for the thefts and deterioration of the assets deposited in the apartment by the tenants.
g) The tenants will respect the decoration of the house and, unless authorized by the owner, will not introduce other furniture in the house. It is not allowed to stick or stick objects on the walls (nails, spikes, studs, adhesives ...).
h) You cannot introduce animals on the floor.
i) The possession of weapons, explosives, or the consumption of any type of drugs (including marijuana or cannabis), or the abusive consumption of alcoholic beverages are not allowed.
The ostentation of pornographic material or of any other that threatens the dignity, equality and common sensibility of people (magazines, posters, etc.) is also not allowed.
Rent.
Monthly rent and consumption expenses.
What is the amount of the monthly rent?
The monthly rent is computed by days. The price set in the contract corresponds to 30 days. Therefore, if a month has 31 days, the additional day is paid, and if it is less than 30 days, the corresponding days are deducted.
When is the monthly rent paid?
The rent must always be paid before the 6th of each month. If the student unjustifiably delays the payment, he will have to pay an additional € 4 for each day of delay.
Which is the method of payment?
The tenant can pay for any of the following means:
1. By bank transfer to one of the bank accounts (see accounts), clearly indicating the student's name and the identification number of the room. You can see the bank accounts here. For EU bank accounts, this is usually the
best option, because many banks do not charge commission by transfer.
2. Income in cash in bank to the account of the owner.
3. In cash directly to the owner.
How are the months of arrival or departure paid?
If the contract starts once the month has begun, or ends before the end of the month, it will only pay the actual days of stay of that month, counting the day of arrival and the day of departure.
Does the monthly rent include consumption expenses?
In the monthly rent the expenses for gas, electricity, water and internet consumption are NOT included.
This amount is usually 4 € per day, but depends on consumption. The normal thing is that it is paid against invoice.
If the student requests it, the owner has the obligation to show the invoices for the consumption made.
Maintenance
Floor maintenance.
Cleaning and repairs.
The apartment is not a hostel or a boarding house: the washing and ironing of the clothes, the cleaning of the rooms, the meals, and all the tasks of a hostel or boarding house, are the exclusive competence of the students, and therefore, not You can never demand the owner.
Students should ensure that the apartment is always collected in the common areas: the empty piles of plates and pots, the bathroom free of clothes and towels, the hall and the corridor arranged. Do not leave personal items in the common areas of the house.
Students have the right to the owner to repair the faults of the facilities and appliances of the apartment, provided they have not been caused by them (in this case, the repair would be borne by the responsible student, and if not identified, all will respond the tenants jointly). Students have an obligation to communicate as soon as possible to the owner, faults and damage to the apartment, also foreseeable.
Advice on home care.
1. To save money on consumption expenses, it is preferable to use the shower instead of the bathroom.
2. Download garbage every day.
3. For a longer duration of pans and casseroles, it is convenient to touch them with wooden cutlery
4. If the kitchen has a ceramic hob, it is advisable to use suitable cleaning products (glassclen, sidol, etc ...)
5. It is advisable to ventilate at least 5 minutes a day all the rooms on the floor.
6. The optimum heating temperature is 20 degrees. It is convenient to check the pressure barometer of the boiler from time to time, which must always be between 1 and 2. If it is less than 1 or greater than 2, it can cause irreparable damage to the boiler. In case of doubt consult the owner.
Floor and appliance instructions
Each student can download from their control panel the basic instructions of their apartment and the appliances (washing machine, fridge, etc.)
Storage of personal food
In the kitchen and in the fridge each student has to have a space reserved for their personal foods.
When a student leaves the apartment he must remove his products from the refrigerator.
In any case, it is advisable to check from time to time that there are no "abandoned" foods left in the fridge or in the kitchen by the students who have left.
Security measures on the floors to prevent theft or accidents.
1. Always keep the floor door locked, also when it is inside.
2. Do not open unknown people by telephone. Be careful with commercial postmen who ask permission to leave advertising in mailboxes: do not open them.
3. DO NOT write the address of the apartment on the keychain of the house.
4. In case of a gas smell, the windows should be opened, the boiler turned off and the gas shut-off valve closed. If you do not know where you are, notify the owner immediately.
5. Never leave cash or valuables in the house.
Exit
Student exit from the floor.

At the time of departure, the following must be done in order to recover the bail:
1. You must leave the apartment on the last day of the contract before midnight.
2. The room must be left completely collected and in the same condition in which it was received.
3. The bedding must be left on the mattress.
4. Personal food must be removed from the kitchen (especially from the
fridge) and the toilet items you have in the toilet.
5. You cannot leave any garbage or personal things to throw on the floor.
6. Leave all lights off, and if there is no one else on the floor, turn off the boiler or water heater.
7. If the keys are not delivered, the deposit is lost. See section "The keys ". The keys must be handed over to the owner.
8. You must sign the contract completion document and take a copy signed by the owner.
Extraordinary output
"Extraordinary exit" means the progress of the floor before the end of the contract. In this case the deposit will be lost.
Only in cases of impossibility to live in the apartment (flood, fire…), you can leave the apartment before finishing the contract with the right to recover the deposit.
In the event that the student is expelled from the floor due to breach of contract, he will lose the deposit and what he has paid in advance.
Coexistence
Coexistence on the floors
Suggestions to set standards of coexistence.
1. Distribute by common agreement the tasks of common interest: make the typical list of orders:

f. Watering plants
g. Put washing machine and empty it

2. By common agreement put a schedule of less noise, so that you can study and sleep.
3. Buy together common material: oil, toilet paper, cleaning soap, detergent for the washing machine, etc.
4. That the visits of friends are made at a certain time during the day (people without a contract cannot stay to sleep on the floor).
5. Scrub dishes, pans, casseroles ... right after using them.
6. Keep personal items in the room (do not leave personal items in the bathroom or in other common areas).
Relationship with the roommates.
In the event that a student becomes seriously ill, his classmates have an obligation to notify him immediately, and if urgent, call an ambulance (telephone 112). And if it were not a particularly serious illness, the students faced the attention of the companion who was sick, for example, buying medicine, facilitating food, etc.
In order to ensure an adequate speed in the transmission of data over the Internet, the connection of online TV or P2P through the wifi of the flat is not allowed, if the other students can be harmed.
If a student has relationship problems with their roommates, it is very possible that it is due to the breach of contract by one of them (for example, because it does not help at all in the common tasks, or because it brings strangers to the floor, etc. .). In this case, the injured student must know that the problem is not his, but the non-compliant. The best way to solve this problem is to speak clearly with him, and if necessary, also informing the owner. It would be very unfair for a student who fulfills the contract to be "forced" to leave the apartment because of the abuse of another.
Relationship of students with the owner.
Since the contracts are for the lease of a room, and not for the whole floor, the owner has the right to visit the common areas of the apartment at any time, although it is not usual for him to do so, except to take the readings if the counters are inside the house.
Except in cases of urgency (especially serious breakdowns), the owner must not enter the apartments between ten o'clock at night and nine o'clock in the morning.
In some cases, correspondence arrives on the floor for the owner: the students must keep it and deliver it to the owner.
Relationship with neighbors.
If students suffer damage or excessive noise caused by neighbors, it is preferable that they communicate directly to the owner. The same if there were any other problem of relationship with the neighborhood community.
